On Tuesday March 18, 2014, the Brenner Team put together a great St. Patrick's Day themed broker lunch event to promote Cypress Commons, an office/ flex property located at 1500 W. Cypress Creek Road in Fort Lauderdale. President and Founder Scott Brenner welcomed over 50 guests;some old friends and some new ones to Cypress Commons, which is also the headquarters of Brenner Real Estate Group. Scott was proud to announce that on April 1, Brenner Real Estate Group will mark our 27th year in business in South Florida. (Please hover over the pictures for a running commentary)
Senior Vice President and leasing agent Kathy Alberts, who has been with Brenner since 1987, introduced the property and discussed the spaces we are working to fill. Rates at $7 -$12 NNN + $6.07 in CAM make Cypress Commons one of the best values in the Cypress Creek Submarket. The property is managed by Brenner’s Roxanna Collins, Asset Manager and Wendy Collins, Property Manager. Wendy and Roxanne are not related and joked that they have both had different last names at different times. Betty Geller, whose name has never been Collins, leases the property with Kathy. Betty and Kathy rolled out our broker incetive program which provides attractive bonuses for new deals completed before June 30. Comcast Business also has special rates on phone internet and cable TV for Cypress Commons tenants.
We had guest speakers Karen Reese and Mark Cervasio from the City of Fort Lauderdale to update the brokerage community on the Free Trade Zone (FTZ) at Fort Lauderdale Executive Airport which is contiguous to the property.
The Executive Airport was deeded from the Federal Government to the city to Fort Lauderdale back in 1947. It is one of the nation’s busiest General Aviation airports and is responsible for $800 million in annual economic impact. There are 2 million square feet of office and warehouse space in the 200-acre industrial airpark surounding the airport. There are now seven developable sites in the airpark that are available for lease. The city has invested in environmental remdediation for the sites and will be adding fill to get the sites marketable for development.
In simplest terms, a free trade zone provides an incentive for firms to perform internatonal business. The FTZ designation for the airpark means that duties can be deferred until products leave the zone, and there are no duties due for any value created by processing materials or manufacturing in the FTZ.
One other item mentioned by our speakers was the new Uptown Link, a free bus service from the Cypress Creek Tri-Rail station to various points along the Cypress Creek Corridor. The service began March 17 and runs from 10AM to 3 PM. If you see the Uptown Link shuttle, just wave and ride – it's free thanks to a grant from the Federal Government.
Getting back to the event, attendees came from nearly all the major brokerage firms in Broward County. Our "pot of gold" cash prize winners represented Colliers Internatonal, Berger Real Estate, Coldwell Banker Commercial, Sperry Van Ness and Kozin Commercial.
But the big winner was Brenner Real Estate Group. It was great exposure for our company and our property. We’re sure to generate lots of new leasing activity and we all know a little more about how Free Trade Zones can bring more business into South Florida which benefits us all!
